Real Estate Records & Documents
- All Coweta County Real Estate Records are maintained by the Superior Court Clerk in the Real Estate Division.
- All documents are recorded daily in the order in which they are received.
- House Bill 1292 effective as of January 1, 2025
- Provides for the implementation of identity verification of filers of electronic real estate documents.
House Bill 1292 - Real Estate e-filing Highlights
- All self-filers must e-file. There are no exceptions.
- All individuals e-filing must have their identity verified through the Clerks' Authority.
- Clerks of Superior Court are not responsible of identification of e-filers.
- The Clerks' Authority's e-filing portal is the only portal through which real estate documents can be e-filed.
- All real estate documents, including liens and plats, that are e-filed will require identification verification effective January 1, 2025. UCC documents, except those filed on the real estate records, will not require identification verification when e-filed.
- These groups may file via paper:
- Georgia-licensed attorneys
- Mortgage lenders (Georgia licensed or exempt)
- Mortgage servicers
- Georgia licensed surveyors
- Title insurance companies (Georgia licensed)
- Georgia licensed real estate brokers or salespersons
- Any public official

Real Estate Records Search
The Superior Court Clerk's Office can't research information about recorded documents by phone. The information maintained is public record and anyone may come in to research documents. Deputy Clerks are available to assist Monday through Friday, from 8:00 AM to 5:00 PM.

- Request copies and certified copies on the e-Certification Portal on the Georgia Superior Court Clerks' Cooperative Authority website.
